Interior Painting Site & Surface Preparation
- We will move all furniture to an appropriate area and it will be covered with plastic. The homeowner is responsible for removing all small items and breakables. Including wall hangings, pictures, window treatments, etc.
- All floors will be protected with clean Butyl black canvas and/or professional use drop cloths.
- All switch plates are removed prior to painting unless the owner requests otherwise, and reinstalled after painting is completed.
- All drywall repairs and unsightly imperfections will be made as listed in the contract.
Loose corner beads will be secured and skimmed and any picture hanging holes or curtain rod holes filled at owner’s request. These patches will sometimes require 2-3 coats of joint compound, then allowed to dry. Compound is then sanded and primed before any finish coating is applied.
- All woodwork is sanded and checked for imperfections. Imperfections large enough to fill will be filled with appropriate wood filler, then sanded and primed before any finish coating is applied.
- All caulking of any cracks where wood meets wood or painted wood meets drywall will be done using acrylic latex caulking which comes with a manufacture’s warranty of not less than 55 years of durability (i.e. Sherwin Williams 1100A).
- Only top of the line paints (latex and/or oil) will be applied. Sheens (flat, eggshell, satin, semi-gloss, or gloss) will be discussed with the owner and listed on the work detail.
- When work is completed all work areas will be cleaned and all furniture replaced to its original position. Paint cans will be labeled correctly for future reference/touch ups. We also keep on file all colors used.
